Exterior Construction Glossary
The vocabulary of exterior work, defined plainly. Most of these terms decide whether a wall lasts, and most of them never come up until something has already gone wrong.
78 terms, grouped by what they belong to. These are written to be correct on their own — if you land on one from a search or a link, it should make sense without the rest of the page. Where a figure depends on the manufacturer or the jurisdiction, the definition says so instead of inventing a single number that sounds authoritative.
Water management
- Back-priming
- Sealing the reverse face and cut ends of a board before installation. Cut ends are the most absorbent part of most cladding products and the usual entry point for moisture, so treating them is disproportionately effective relative to the effort involved.
- Bulk water
- Liquid water arriving at a wall in quantity — rain, runoff, irrigation spray. It is the easiest form of water to manage and the one cladding handles directly, as distinct from vapour and capillary moisture, which move differently and need different strategies.
- Capillary break
- A gap or non-absorbent layer that stops water being drawn into an assembly by capillary action, which moves water sideways and even upward through tight joints and porous materials. It is the reason cladding is held clear of horizontal surfaces rather than set tight against them.
- Drainage planealso Water-resistive plane
- The continuous surface behind the cladding that water runs down and out of the wall. It is the layer that actually keeps a building dry — cladding sheds most water, but the drainage plane handles what gets past it, which is always some. Nearly every siding failure that damages framing is a drainage plane failure rather than a cladding failure.More on this
- Dry rotalso Wood decay fungus
- Decay of wood by fungi, which despite the name requires sustained moisture to occur. It is a symptom rather than a cause: finding it means water has been reaching that location for a long time, so repairs that replace the wood without correcting the water path simply restart the clock.
- Flashing
- Sheet material installed at joints, penetrations and transitions to direct water out of the assembly rather than into it. Flashing works by geometry and lap order, not by sealant: correctly detailed flashing keeps working after every sealant on the building has failed.
- Grade clearance
- The required vertical distance between the bottom edge of the cladding and finished grade, paving or roofing. Manufacturers publish specific minimums and they exist because cladding in contact with wet ground stays wet. It is among the most commonly shortcut requirements, usually because the clearance looks like a gap — and it is also frequently what a manufacturer's product coverage depends on.
- Head flashing
- Flashing above a window, door or other opening that carries water out over the face of the cladding instead of letting it run down behind. Whether it is lapped correctly with the weather-resistive barrier above it decides whether the opening is durable.
- Kickout flashingalso Diverter flashing
- A small piece of flashing at the point where a roof edge meets a wall, angled to throw water away from the wall and into the gutter. Its absence is one of the most common causes of concealed rot in exterior walls, because without it the entire roof's runoff is directed behind the cladding at a single point. It is inexpensive to install and expensive to omit.
- Lap orderalso Shingle lap, Weatherlap
- The principle that every overlapping layer in a wall must be arranged so that upper material laps over lower material, letting gravity carry water outward at each overlap. Reversing a single lap turns that joint into a funnel into the wall. Most water intrusion traced to workmanship is a lap-order error somewhere.
- Pan flashing
- Flashing at the sill of an opening, forming a shallow tray that collects any water reaching the rough opening and directs it back out. It is the last line of defence at a window and is frequently missing on older construction, which is why the framing below a sill is such a common site of concealed damage.
- Rainscreenalso Drained cavity, Ventilated cavity
- A deliberate gap between the cladding and the drainage plane, created with furring strips or a matting product, that lets water drain and air move so the assembly can dry. It matters most where drying is slow — shaded elevations, persistent humidity, marine influence — because there the limiting factor is not shedding water but getting rid of what gets in.
- Vapour drive
- The movement of water vapour through an assembly, driven by differences in temperature and humidity between inside and outside. Its direction reverses seasonally in most California climates, which is why assemblies that can dry in both directions tend to be more forgiving than ones sealed tight on both faces.
- Weather-resistive barrieralso WRB, House wrap, Building paper
- The sheet material — building paper, a synthetic wrap, or a fluid-applied coating — installed over the sheathing to form the drainage plane. Its performance depends far more on how it is lapped and integrated with flashing than on which product is chosen. A premium WRB lapped in the wrong order performs worse than a basic one lapped correctly.
Fire & code
- Chapter 7A
- The section of the California Building Code setting materials and construction requirements for buildings in designated wildfire hazard areas, covering roofing, exterior walls, vents, eaves, decking and glazing. What applies to a specific property depends on its hazard designation and local amendments, which the county determines.More on this
- Class A fire rating
- The highest of three classifications for a material or assembly's resistance to flame spread under standardised test conditions. The rating describes performance in that test, which is not the same as performance in a wildfire — a useful signal, not a guarantee.
- Defensible space
- The managed area around a structure where vegetation and fuel are reduced to slow fire approach and give firefighters room to work. California sets requirements by zone and distance from the structure. On most rural parcels it does more to change outcomes than any material choice, and what specifically applies is the county's determination.
- Ember intrusionalso Ember cast, Firebrand
- The mechanism by which most structures are lost in wildfire. Embers travel well ahead of a fire front, land on and around a building, and enter through vents, open eaves, gutter debris and gaps at the base of walls. It is why the highest-value hardening measures are usually small and inexpensive rather than a cladding replacement.More on this
- Ember-resistant vent
- A vent designed to admit air while resisting the entry of embers, typically through fine mesh or an intumescent element that closes under heat. Vents are the most direct path into an attic or crawl space, which makes these among the highest-value-per-dollar fire hardening measures available.
- Fire hazard severity zonealso FHSZ
- A mapped designation classifying land by expected wildfire hazard, used to trigger construction and vegetation requirements. Designations are made by the state and local agencies and are revised periodically. A contractor stating your zone with certainty without checking the current maps is guessing.
- Home hardening
- Modifying a structure to resist ignition from embers and radiant heat, addressing vents, eaves, decking, ground transitions, glazing and cladding. Effective hardening is ordered by how buildings actually fail, which usually puts clearance and vents ahead of cladding rather than after it.
- Non-combustible
- A material that will not ignite and contribute fuel to a fire. Applied to cladding it is a claim about the material rather than the building: non-combustible walls remove the wall as a fuel source but do not close the vent, eave, deck and debris paths through which buildings are actually lost.
- Radiant heat
- Heat transferred by infrared radiation from nearby burning material, without direct flame contact. It is what breaks single-pane glass during a wildfire before any flame reaches a building, and it is why windows frequently fail earlier than walls do.
- Wildland-urban interfacealso WUI
- Areas where development meets or intermixes with undeveloped wildland vegetation. In California, WUI designation carries specific construction requirements for exterior materials and assemblies. Whether a given parcel falls within one is a determination made by the state and the local jurisdiction, not by a contractor.More on this
Materials
- ColorPlus
- James Hardie's factory-applied finish, baked onto the board under controlled conditions rather than applied on site. The practical difference from field paint is consistency and resistance to fading, which matters most in high-UV markets where the repaint cycle is what an owner actually experiences.More on this · More on this
- Continuous insulationalso CI, Exterior insulation
- Insulation installed in an unbroken layer outside the framing, rather than only between studs. Because it is not interrupted by framing members it addresses thermal bridging, and it changes the assembly's drying behaviour, which is why its position relative to the drainage plane has to be deliberate.
- EIFSalso Synthetic stucco
- An exterior insulation and finish system — foam insulation with a thin synthetic coating over it. Early barrier-type installations without a drainage path developed a poor reputation for trapping moisture; later drained versions address that specific failure, so the generation of the system matters more than the category name.
- Engineered wood siding
- Cladding made from wood strands or fibres bound with resin and treated for moisture and pest resistance. It is lighter and easier to cut than fiber cement and handles impact better, but it is a wood-based product, so moisture management and cut-end treatment carry more consequence.More on this
- Fiber cement
- A cladding material made from cement, sand and cellulose fibre, formed into boards and panels. It does not rot, does not feed fire, and is dimensionally stable across temperature and moisture swings, which is why butt joints in it tend to stay closed. It is heavy, brittle before installation, and produces silica dust when cut, so it has real handling requirements.More on this · More on this
- Hardboard sidingalso Masonite
- A wood-fibre composite cladding widely installed from the mid-twentieth century onward. Its characteristic end-of-life symptoms are swelling and softening at board edges, delamination, and paint that will not hold because the substrate beneath has lost integrity. Once a board reaches that state, repainting buys a season rather than solving anything.
- HardieZonealso HZ5, HZ10
- James Hardie's system of manufacturing fiber cement to different climate zones. HZ10 is engineered for hot, dry interior conditions with heavy UV and a strong wet-dry annual swing; HZ5 is engineered for freeze-thaw cycling and sustained moisture. Most of California is HZ10 territory, with high-elevation Sierra and Tahoe areas being the notable exception.More on this
- Sheathingalso OSB, Plywood
- The structural panel layer fastened to the framing, beneath the weather-resistive barrier. Oriented strand board and plywood are the common types. Sheathing condition is the thing nobody can assess until the cladding comes off, which is why a hidden-damage provision belongs in any re-side contract on older housing.
- Stucco
- A cement-based cladding applied wet in coats over lath and a drainage plane. It performs well in dry climates and is unforgiving of drainage plane defects, because water that gets behind it has limited ability to escape and the failure is usually well advanced before it becomes visible.
- Thermal bridging
- Heat moving through the conductive parts of an assembly — typically framing members — bypassing the insulation between them. It is why a wall's real performance is lower than the rated value of the insulation in its cavities.
- Vinyl siding
- PVC cladding installed in interlocking courses hung loosely to allow thermal movement. It is inexpensive and low-maintenance, and its limitations in California are heat distortion on sun-loaded elevations and its combustibility in wildfire-exposed areas.
Profiles & appearance
- Board and batten
- A vertical treatment of wide boards or panels with narrow strips — battens — covering the joints between them. It reads agricultural or modern depending on batten spacing and proportion, and it is commonly used on defined areas such as gables rather than across a whole elevation.More on this
- Butt joint
- The vertical joint where two boards meet end to end in a course. How it is gapped, flashed or backed determines whether it stays weathertight as the boards move seasonally, and open butt joints are a common early sign that a wall is past its service life.
- Exposurealso Reveal
- The visible face height of a course of lap siding: board width minus the required overlap. Narrower exposures read traditional and busier, wider read calmer and more contemporary. Exposure also drives material quantity and labour, so two bids assuming different exposures are not quoting the same wall.
- Fascia
- The vertical board at the edge of a roof, closing the ends of the rafters and usually carrying the gutter. Because it takes direct runoff and holds the gutter's fasteners, it is a common site of water damage on older buildings.
- Frieze board
- A horizontal trim board at the top of a wall where the cladding meets the soffit. It closes the top course cleanly and gives the wall a defined termination rather than running siding into the underside of the overhang.
- Lap sidingalso Clapboard, Horizontal siding
- Horizontal boards installed so each course overlaps the one below. The overlap is what sheds water, and the visible height of each course — the exposure — is the single largest driver of how a facade reads.More on this
- Shingle sidingalso Shake siding
- Cladding in short overlapping units rather than long boards, either individual or in panelised courses. It is labour-intensive in individual form and is typically used as an accent on gables, bays and upper storeys.
- Soffit
- The underside surface of a roof overhang. Whether it is open, showing the rafter tails, or enclosed matters for fire, because open eaves collect embers under the roof edge, and for ventilation, because soffit vents are often the intake for the roof assembly.
- Trim package
- The corner boards, window and door casings, frieze, and band boards that frame the field cladding. On period houses the trim proportions decide whether a re-side reads as sympathetic or as a modernisation imposed on the building — frequently more than the field material does.
- Water table
- A projecting horizontal trim near the base of a wall, historically used to throw water clear of the foundation and now often a design element. Not to be confused with the groundwater table, which is a hydrological term.
Installation & detailing
- Blind nailing
- Fastening through the upper portion of a board so the next course conceals the fastener. It leaves no exposed heads to rust or telegraph through the finish, and it allows the board slightly more freedom to move than face nailing does.
- Expansion gap
- A deliberate space left where cladding meets trim, other materials or itself, allowing seasonal movement without buckling or splitting. Gaps closed up for appearance are one of the more common installation errors, and the damage appears a season or two later rather than immediately.
- Face nailing
- Fastening through the visible face of a board, leaving heads exposed or filled. Some products and some wind conditions require it, so it is a specification question rather than a shortcut, but it does introduce penetrations through the weather face.
- Fastener schedule
- The manufacturer's specification for fastener type, length, spacing and placement. It is not advisory: deviating from it typically voids product coverage and is a frequent cause of premature failure, particularly where fasteners are overdriven and crush the board face.
- Freeze-thaw
- The repeated cycle of water entering a joint, freezing, expanding and levering it fractionally wider before thawing. Each cycle is trivial and the accumulation is not — it is the mechanism that turns a small gap into a genuine entry point over a few alpine winters.
- Furringalso Strapping
- Strips fastened over the sheathing to create a plane for the cladding to attach to. Furring is what forms a rainscreen cavity, and it is also the correct response to framing at non-standard spacing rather than fastening into whatever happens to be there.
- Rough opening
- The framed hole a window or door is installed into, sized slightly larger than the unit to allow shimming and squaring. On older buildings a century of settlement often leaves these out of square, which is why measuring alone is insufficient before ordering replacements.
- Sealant jointalso Caulk
- A flexible material closing a gap between components. Sealant has a service life measured in years while flashing has one measured in decades, so an assembly that depends on sealant to stay dry has a maintenance obligation built into it — and where flashing could have done the job instead, that is a design weakness.
- Silica dustalso Respirable crystalline silica
- Fine dust generated when cutting fiber cement, which is a recognised respiratory hazard and is regulated for worker protection. Compliant practice means dust-reducing cutting methods, ventilation and respiratory protection — visible on any properly run fiber cement job site.
- Snow retentionalso Snow guards
- Devices installed on a roof to hold snow in place and prevent it releasing in a mass. In alpine markets it is an exterior-wall concern as well as a roof one, because shed snow striking walls, trim or railings does real damage to cladding below.More on this
Climate & exposure
- Marine layer
- Cool, moist air pushed inland from the ocean, producing persistent overcast and elevated humidity. It suppresses the solar drying an assembly would otherwise get, which is why coastal and bay-influenced markets are drying-capacity problems rather than bulk-water problems.
- Microclimate
- Local conditions that differ from the regional pattern — a shaded creek corridor, a canyon that channels wind, a ridge with no shelter, an irrigated orchard raising local humidity. Exposure can vary sharply within a single town, which is why specification by town name alone is unreliable.
- Salt sprayalso Airborne salt, Salt air
- Airborne salt carried inland from the ocean. It is hygroscopic, holding moisture against surfaces between rains, and it attacks metal continuously rather than seasonally — so on coastal buildings the fasteners and flashings frequently fail before the cladding they hold.
- Solar heat gain coefficientalso SHGC
- The fraction of solar energy admitted through a glazing assembly, printed on the NFRC label of every window. In hot-summer California climates it governs comfort and cooling cost more than the U-factor emphasised in cold-climate marketing, and the two are separate specifications rather than one quality scale.
- Thermal cycling
- Daily expansion and contraction as surface temperatures rise and fall. On sun-loaded elevations the swing is large enough to cup boards and work joints open over years, which is why dimensional stability is a meaningful property rather than a specification detail.
- TRPAalso Tahoe Regional Planning Agency
- The bi-state agency regulating development in the Lake Tahoe Basin, whose requirements apply in addition to the county's — covering land coverage, runoff and best-management-practice retrofit, and including guidance on exterior colour for structures it considers visible. What applies to a specific parcel is TRPA's determination.More on this
- Tule fog
- Dense ground fog that forms in California's Central Valley and Delta during the cool months. Its practical effect on a building is that solar drying largely stops for extended periods, so an assembly that would recover in a day elsewhere stays damp — which makes drying capacity the limiting factor in those areas.
- UV degradation
- Breakdown of a finish under sustained ultraviolet exposure, appearing as chalking, fading and loss of film integrity. In California's interior valleys it is the governing stressor on most exteriors, and it is what ends the appearance of a wall long before the material itself is spent.More on this
Windows & openings
- Full-frame replacement
- Removing the entire existing window including its frame, exposing the rough opening. It costs more and takes longer than a retrofit, and it is the only approach that allows the sill, framing and flashing to be inspected and corrected — which is why it is the right call where there is any sign of water entry.
- Insulated glass unitalso IGU, Dual pane, Double glazing
- Two or more panes sealed with a gas-filled space between them. The seal has a finite life, and when it fails the symptom is persistent haze or fogging between the panes that cannot be cleaned because it is inside the assembly — at which point the insulating performance is permanently reduced.
- Low-E coating
- A microscopically thin metallic coating on glass that reflects infrared energy. Formulations differ by intent — some prioritise retaining interior heat, others rejecting solar gain — so the relevant question is which type is specified, not merely whether the glass has one.
- NFRC label
- The standardised performance label attached to every certified window, listing U-factor, solar heat gain coefficient, visible transmittance and air leakage. It is what makes competing window quotes objectively comparable rather than dependent on how each was described.
- Retrofit windowalso Insert window, Pocket replacement
- A replacement unit installed within the existing frame, leaving the surrounding trim and cladding undisturbed. It is faster and less invasive than a full-frame replacement and it leaves the existing flashing in place — which is an advantage when that flashing is sound and a concealed problem when it is not.
- Tempered glass
- Glass heat-treated for strength, which also improves its resistance to breaking under radiant heat. That makes it relevant to wildfire exposure as well as to safety, since windows commonly fail before walls do.
- U-factor
- The rate of heat transfer through a window assembly — lower is better at holding heat in or out. It is the dominant specification in cold climates and the secondary one in most of California, where keeping solar energy out matters more than retaining warmth.
Contracting & cost
- C-17 classification
- The California contractor licence classification covering glazing work. Exterior and siding scopes commonly fall under C-17 or a B general building classification depending on the extent of the work, which is why asking what classification a contractor holds — and for what scope — is a reasonable question.
- Change order
- A written modification to the agreed scope and price after work has begun. On re-side projects the most common trigger is damage found once the cladding is off, which is why agreeing the assessment and pricing mechanism in advance turns a dispute into a planned contingency.More on this
- CSLBalso Contractors State License Board
- California's contractor licensing authority, which publishes a free public lookup showing whether a licence is active, its classification, whether the bond is in place and any disciplinary history. Verifying a licence number independently, rather than accepting it as quoted, is the single most informative check available to a homeowner.
- Mechanics lien
- A claim that can be recorded against a property by contractors, subcontractors or suppliers who have not been paid for work or materials furnished. California requires specific preliminary notices and timelines, and its existence is why lien releases matter at each payment stage.
- Product warranty
- The manufacturer's coverage of the material itself, which typically depends on the installation having followed their published requirements — clearances, gapping, fastening and flashing. An installation that shortcuts those has usually compromised the coverage as well as the wall.
- Scope of work
- The written description of exactly what a contract includes and excludes — products, treatment of the weather barrier, flashing at openings, disposal, and which structures on a property are covered. Two bids are not comparable on price unless their scopes are, and vague scope is the most common source of later disagreement.
- Square
- A unit of area used in the exterior trades equal to 100 square feet. Material and labour are frequently priced by the square, so it is worth confirming which unit a quote uses when comparing bids.
- Workmanship warranty
- The contractor's own coverage of the installation, distinct from the manufacturer's coverage of the product. The two are routinely blurred together in conversation and are not the same thing — a strong answer about one says nothing about the other, so both are worth asking about explicitly.
On code and jurisdiction. Several terms here — fire hazard severity zone, Chapter 7A, defensible space, TRPA requirements — describe things determined by your county, the state, or a regional agency rather than by any contractor. The definitions explain what the terms mean. What applies to a specific parcel is a question for the body that decides it, and anyone who answers it with certainty without checking is guessing on your behalf.
